Charlene Ho

Branch Division Director

I studied journalism, not real estate — which might be why I still start every client conversation with a question, not a listing.

Charlene Ho, Branch Division Director
My Story

I Stumbled Into Real Estate. I Stayed For The Stories.

It wasn't a childhood dream or a five-year plan. I was 24, studying journalism and public relations at university, and I found real estate almost by accident during a term break.

What kept me here wasn't the transactions — it was the conversations. I'd trained for years to listen for the story underneath what someone is telling you, and it turns out that's exactly what this job runs on. Every client sits down with a story: the flat they grew up in, the home they promised their parents one day, the investment they've been quietly saving toward. I take real pride in helping those stories reach their next chapter.

Starting at 24 meant I was often the least experienced person in the room, and usually the youngest. Trust didn't come automatically. I earned it the slow way — by showing up prepared, following through on the small things, and staying honest even when it cost me a deal. That's still the whole of my reputation today.

Many of my early clients were years, sometimes decades, older than me — already well along in careers and lives I was still building toward. Rather than feeling out of place, I found it pushed me. Sitting across from people who'd achieved so much made me chase my own goals harder, not just on their behalf but on mine. At 27, I bought my first private property, in the heart of Holland Village — a milestone I don't think I'd have reached that early without watching them build theirs first.

I cut my teeth in the HDB resale market before moving into the RCR, and from there into new launches more broadly. That's grown into a genuine private property specialisation — new launches, resale, and landed homes alike, across every region — rather than one product, or one part of the island, I push regardless of fit. The market moves in cycles: where the opportunity sits today isn't where it sat two years ago, and won't be where it sits two years from now. I keep a running, up-to-date map of nearly every project island-wide in my head, because being able to compare honestly across the whole market — not just the pocket that's trending this quarter — is the entire point of hiring an agent at all.

Last year, I became a mother. It's changed how I listen to family clients more than any training ever could. When parents talk about school zones, wanting a spare room "to grow into," or being close to grandparents for childcare, I'm not just nodding along anymore — I understand that calculation from the inside, and I've got a much clearer sense of what's genuinely non-negotiable versus what's nice to have. It's made me a better advisor to every family I sit down with.

How I Work

Your Life First, Your Listing Second

Before I show a single unit, I want to understand what a home actually needs to do for the people living in it — then I let the numbers, not a sales pitch, narrow the field.

“I’d rather know where you see yourself in five years than how many bedrooms you think you need.”

That conversation sets the brief. From there, the process is data first: comparable transaction prices, price-per-square-foot trends by project and district, absorption and take-up rates for new launches, and rental yield benchmarks for investment purchases — not a rule of thumb. So when we do sit down to compare options, you're working from evidence, and the shortlist is one you'd have reached yourself given the same data.

I work with a wide range of people — first-time buyers watching every dollar, HDB upgraders timing their next move, families choosing a home around a school zone, investors building a multi-property portfolio, and foreign buyers navigating Singapore's property rules on the way to PR or citizenship. Different goals, same approach: transparency first, real numbers on the table, and no recommendation I wouldn't make to my own family.

Decision-Making Tools

Data To Weigh Your Options — Not Just A Pitch

My goal isn't to convince you. It's to hand you the same data I'd want if I were the one buying — from actual transaction records to the macro conditions shaping the market — so you can map out your own path and make the call with confidence.

Beyond Singapore-specific data, I factor in the wider picture too — interest rate cycles, regional capital flows, and global economic conditions that shape both buyer sentiment and financing costs — so a recommendation holds up against more than just this month's numbers. Every new launch page on this site also breaks down unit mix, pricing, and availability the same way, project to project, so you can compare options side by side rather than take my word for it. What I Do

A Private Property Specialist, Start To Finish

I'm often introduced as a new launch specialist, and it's a genuine strength — but it's one part of a broader private property practice, not the whole of it. Just as much of my work is resale condos, landed homes, and multi-property portfolios for investors, across every region of the island. I don't anchor myself to one district or segment, because the market doesn't hold still long enough to justify that — a gap in the core today doesn't mean the opportunity isn't quietly building in the outskirts tomorrow. I'd rather follow where the data points than defend a fixed patch, so I'll work anywhere across the private market a client's goals take us.

Client Testimonials

What It's Like To Work Together

“Charlene is very professional and helpful. During the whole buying process, she handles everything and recommended us all the things that suit our needs.”

Verified Client, ERA Realty

“We first worked with Charlene on an investment property purchase and had a great experience. A few months later, we were ready to buy another property and reached out to her again. Instead of encouraging us to go ahead, she sat down with us and explained why it might not make sense given the ABSD costs and our plans. We really appreciated her honesty and the fact that she was willing to tell us not to buy when it wasn’t in our best interest. That’s what gave us confidence that she genuinely cares about her clients.”

Thomas

“We were referred to Charlene by our neighbour and are so glad we reached out. While helping us plan our move, she spotted a few issues with our timeline that we had completely overlooked and helped us address them before committing to our next purchase. We really appreciated her attention to detail and the confidence she gave us throughout the process.”
